Neighbours, and not much between you.
Caulfield, Elsternwick and Ormond, where the newer the building the closer the next one is.
Can film give me privacy without making the room dark?
That is the trade this part of Melbourne has to get right. Rebuilding at medium density has put large windows close to boundaries and close to the window opposite, and the obvious answer, a frosted or heavily reflective film, solves the overlooking by taking the daylight and the outlook with it. The films that hold light while cutting what can be seen in are a narrower set, and which of them works depends on how much brighter it is outside than in. That is a question about the room, not only about the glass.

The glass, before the film.
The window opposite is the problem
Side setbacks here are narrow and the glazing on either side of them is often at the same height. What is wanted is rarely privacy from the street, which a curtain already handles, but privacy from one window six metres away, which a curtain handles by closing the room.
New glazing, and nothing shading it
A townhouse built to the boundary has little eave and no mature tree in front of it. The same window that carries the overlooking problem is usually the one carrying the afternoon heat, so the two are worth solving in one specification rather than two.
A privacy film reverses after dark
Reflective film works while the outside is brighter than the inside. Once a room is lit at night and the street is not, it reads from outside the way an untreated window does. Any quotation that does not say this is leaving out the part that matters at the hour the room is used.
What that changes about the job.
The room decides the film, not the elevation
Two windows on the same wall can need different answers when one faces a neighbour and the other faces a garden. The quotation names the film per opening where that is the case, rather than treating the whole elevation to the strongest of them.
We say what it does at night
The quotation states what the film does when the light is on inside and not outside, because that is the condition it will be judged in. Where blinds are still the answer after dark, it says so.
- Film is applied to the inside face of the glass you already have.
- We confirm your glass suits the specified film before any film is applied.
- The film being specified is set out in your written quotation.
Tell us about the glass.
Describe the property and the rooms that are hard to use. The quotation says which film and why, and we confirm your glass suits that film before any of it goes on.
